5 Steps To Acquire a Texas Real Estate License
Step 1  Take the required real estate license courses at Real Estate Training and Technology Licensing                    School (RETT)

With TREC approved college credit, RETT offers five Classroom courses totalling 150-hours (including one elective Marketing) to meet your Texas real estate licensing requirements. You have the option to take these 5 courses in a Classroom or Online or you can take some online and some in the classroom.  They are:

        Law of Agency (30 hrs).............Law of Contracts (30 hrs)............Principals of Real Estate I (30 hrs)
        Principals of Real Estate II (30 hrs) .............and choose one of the following electives:  Real Estate Marketing          (30 hrs) or Real Estate Brokerage (30 hrs) or Property Management (30 hrs).

Without TREC Approved college credit, you must take all seven 30 hr courses above totalling 210-hours.  You can choose to take all or part of the 30 hr courses ONLINE if you want.  Click here for the online menu. 


Step 2 Submit Application for Inactive Salespersons License to the Texas Real Estate Commission..

Once you have completed you courses at RETT Licensing School, submit a copy of your certificates of completion for each course, a copy of your college transcript and complete the Applicaton for Inactive Salesperson License  form and forward to the Texas Real Estate Commission.  Please include a Application fee $127, Recovery fund fee $10 and a Paper filing fee of $20 if not filed electronically.  Make check or money order payable to TREC.  NOTE: The copy of your college transcript must be a photocopy of an official transcript.  Web or Online printouts of completed college courses will not be accepted.
Step 3  Submit your Application for Salesperson Sponsorship Form-2 to join a Broker

You may submit this form at the same time you submit your application in step 2 above or you can submit after you pass the Exam and your License is in In-Active Status.  Your license will be sent to your new Broker when you have passed the Exam, at which time you can start practicing Real Estate.  After submission of your application by mail, TREC will take about 7-10 days to approve.  If submitted online, approval is typically granted in 2 days. Also, do not forget to download your FAST Print Pass using the nine digit ID number from your Education award letter and get your finger prints done.
Step 4 Take the Real Estate Exam Prep Class Offered through RETT Licensing School

We strongly recommend that you complete the Exam Prep to ensure you are ready for the State Exam. You can do this anytime and the earlier the better. Go to www.Rettschool.com and click on Online Exam Prep for Salespersons and Brokers upper left box. This is one of the best Exam Preps throughout Texas and is highly recommended. This class takes the quess work and stress out of testing and you may repeat many different sample Tests as many times as you want for free up to six months.
Step 5   Recieve your Letter from TREC that all requirements are complete and take the State Exam at PSI




Once you receive your approval letter and the "Candidate Information Brochure" (CIB) from TREC, you must schedule to take your exam with PSI Examination Services. Appointments can be made by calling (800) 733-9267 or visiting www.psiexams.com.  The cost is $61 payable to PSI.  You must pass the exam with a 70% or higher and you will know if you have passed the exam before you leave the center.  NOTE: You must pass the state exam within 6 months of the application approval.
About the State Exam

Your State exam is divided into two sections, National and State, and will consist of 110 questions with a total of 2.5 hours to complete the exam.  80 questions will be National with 1.45 hours to complete, while 30 questions will be State with 45 minutes to complete.  Again, you will know if you have passed before you leave the testing center.  If you have submitted a broker sponsorship form already, your license will be mailed to your sponsoring broker within 7-10 days of passing the exam.  Otherwise, you will be considered "inactive" until you join a broker and submit the Salesperson Sponsorship Form-2  to TREC.
